We had an amazing weekend by the sea! Ty Ni was beautiful, spacious and decorated to a high standard, with stunning sea views. The hot tub, fire pit and air hockey were all a big hit and the kitchen had everything we need for our large group. It was the perfect place to celebrate a special birthday with family and friends. We made some wonderful memories and would definitely stay again.

Thank you for an absolutely beautiful stay! The house was stunning and very thoughtfully laid out. The kitchen was incredible and there are two patios one at the front and one at the back of the house, so you can pick where you want to sit! The only negatives I can find to say are that there shouldve been summer duvets rather than winter ones. Also the fire pit was quite rusted. Apart from that it was beyond beautiful! We could watch rabbits and birds and even dolphins from the house. It is at the top of a very steep hill so anybody who might struggle to walk there should note this. Having said this, there is a ramp to access the front door and a wet room downstairs.
We had a great time at Ty Ni. The house was very well appointed for a large group and we had everything we needed. Perfect house for a family birthday celebration. The only negative point was that the hot tub was cold on the first night so we were unable to use it until the next day.
Ty Ni is an absolute gem, its been my favourite place to stay ever! Amazing location, amazing home which caters for large groups, so much space and everything thought of! Cant wait to return!
Fantastic house, Fabulous location and views. Furnished to a high standard, All bedrooms and bathrooms spacious and comfortable. Well equipped to cater for large group, we had 8 people and 2 small dogs and had a Fantastic and relaxing 4 night stay over New Year. Great walk across the cliff tops in to New Quay where youll find a host of cafes, bars, pubs to enjoy.

We are a group of walkers that have been walking the Pembrokeshire and Welsh coast for the past 20 years. Ty Ni is one of the best houses that we have stayed into date. The facilities are as described and the house itself is super comfortable. There are lots of cooking utensils and everything you would need. The only tiny problem was that the toilet seat in the downstairs toilet was loose, otherwise everything was first class.
Ty Ni is an absolutely outstanding house in which to enjoy your holiday. Clean and comfortable with plenty of room for all of our party. The house is spacious with excellent appliances for cooking. Comfortable beds and plenty of storage for clothes, accompanied by really good shower units. Superb views over New Quay, is an added bonus. Outside area is very good for the dogs to wander and is securely enclosed. This is certainly our favourite place in New Quay and one of the best we have stayed in with Sykes. Looking forward to returning to this beautiful area and house.
A wonderful home in an excellent location, just a short walk from the town.
We thought TyNi was a lovely house very spacious and well laid out. Loved the position and views. Overall the condition was very good bedrooms comfortable and facilities very good. Well set up and the kitchen well supplied for a holiday home. Loved the outdoor space barbque and fire pit. Thoughtful also to have extra toys under the stairs and lots of games. We were disappointed that the games room snooker and ping pong were not available. The house was very warm and comfortable and the bathroomsshower rooms very good. We had a lovely week and enjoyed New Quay which has great cafes and the beachharbour is lovely. Some nice cliff walks too! Our first time in this part of Wales we will be back!
We stayed as a large family group of grandparents, adult children and grandchildren, with our dogs too. We had a wonderful stay in Ty Ni which is an exceptional property with everything we could need and the bonus of a beautiful view. It was exactly as described and seen in the photos, and we will definitely return. New Quay has been one of our fave places for over 30 years and this is the best property we've stayed in. Plenty of car parking space was an added bonus.

The house is set in a wonderful position above the town, albeit it is quite an uphill walk on the way back, particularly the last stretch of the driveway. But the views of the bay from the decking area are amazing. Ty Ni is extremely well kitted out with kitchen equipment and has a choice of ovens to use. The supply of dishwasher tablets, washing up liquid and plenty of condiments was really appreciated. The only drawbacks were the hand basin in the ensuite bathroom at the front of the house, which was very small and difficult to use as a result, and that there was only one recycling bag provided which we filled quite quickly. The hot tub was lovely and used almost every day and as we were blessed with great weather we had a lovely week away.
Everything was perfect for our family weekend. The house is in a beautiful position overlooking the sea and is very well equipped and maintained.

Ty Ni What a wonderful house, far exceeded our expectations. It is the best large property we have stayed in. Very comfortable, very well equipped and such a super location being able to walk to the beachshops. We enjoyed the sea views from the front and field with sheep at the rear. The table tennis was greatly appreciated and good for mixed ages. All of us, aged 574, had a lovely holiday and would happily return. A big 'Thank you' to the owners Kate & Michael
Perfect property with everything you could need, it was spotlessly clean and had very trendy and unusual furniture accessories. The house is situated half way up a hill and steep drive which kept us all fit! Cant wait to stay at Ty Ni again.
Had a fantastic few days with all my family and 2 dogs. The house is top quality and so well equipped with everything you need for a great family break. The hamper was a real bonus on our arrival and much appreciated, really enjoyed the outdoor spaces around the house and the view from the deck is beautiful. The games room was a great extra also with the table tennis and air hockey, we personally wouldve loved a dart board also but thats just our personal preference. Will hopefully be back again next year.
We had a fabulous 2 week stay here, the photos on the website do not do it justice. The house has everything you need to make your stay enjoyable and the sea views are amazing. We did have a few problems, the sink in the kitchen and one of the ensuite showers was not draining which resulted in the drains over flowing on the patio, and we also ran out of gas. We rang the emergency number and they came and sorted the problems on the same day. We could not fault the service we received. We also queried why there were no pool ques or balls, and they advised us the owner decided not to replace these items due to the constant misuse. I would suggest this is removed from the listing. This would not stop us rebooking this amazing property in the future. We hope to return.

Wonderful house for a family stay it is large, warm, comfortable with lots of books and toys, plus a games room and hot tub. The kitchen is well equipped with plenty of tools, plates, cups, glasses.We asked for a cot and 2 high chairs which were provided. The view of Cardigan Bay is lovely. There is a playground nearby and a pub the Black Lion with a gerden and play area within walking distance. A minor problem with a sink was rapidly dealt with.
As a family of 10 adults and 2 children we had such an amazing stay. The house was gorgeous, really spacious, the bedrooms were all decorated to a high standard and comfy! The living spacekitchenterrace is just perfect and we spent a lot of time as a family using this area. The views are stunning, and the patio garden in the evenings with the sun shining was great to let the children play, and enjoyed the company of the sheep! Having the hot tub was a great bonus! The hill was a bit of a challenge for a couple of our less mobile family members, but majority of us were up and down the hill daily. All in all, I would not hesitate to recommend this house to any familygroup! Thanks for a wonderful stay.

What a fab house! Perfect place for a birthday gathering we had a wonderful week. It's really refreshing to stay at a house for large groups which is so well equipped the range and number of glasses alone was a revelation! Everything is so nicely decorated and laid out, clean, tidy, easy to find apart from a mop, would have been very useful, and maybe a couple more tea towels? there was nothing significant that we felt we missed. One thing to note the jets on the wall side of the hottub weren't working, and the pool cuesballs were missing from the games room...but honestly, the view, the location, the comfort especially the fabulous beds were wonderful. Hugely recommend The Lime Crab on the pier for outstanding chippy tea, and a wander to the little church yard that you can see from the deck. Prepare your thighs for the walk back up the hill from town Will certainly be bearing in mind for a return visit thank you!

Excellent property with stunning views overlooking cardigan Bay. No faults at all with the property . Well stocked for cutlery ,towels etc. Appreciated the welcome hamper also . We was a large party eldest 78 and youngest was 8 months . Situated on a steep hill which we were aware of but did need a car because of this due to mobility of a member of our party Would definitely return and recommend.

We had a great holiday the house was perfect for our family age range 2yrs71yrs everything we needed. Also great communication from the owner.
We had such a lovely holiday at Ty Ni, the property was beautiful with lovely views out to sea from the terrace. Steph the property manager was really responsive. Shame we couldn't get the window fixed whilst we were there but it didn't spoil our stay. The kitchen was equipped with everything you could need for a group with plenty of plates and cups and glasses. The kids loved the games room and kept them very well entertained. The beds were very comfy and the bathrooms all beautiful. Would not hesitate in recommending this property for others, there was plenty of room for us all 5 adults, 4 children and a dog.

Ty Ni is a beautiful spacious holiday cottage, the views were stunning lovely quiet location. Quantity of equipment in the kitchen excellent some of the crockery had chips but we managed not to use those. Lovely bathrooms, cleanliness very good, my only comment would be bath towels a little on the small side. Games room a little disappointing we couldnt use the pool cues these were replaced after a few days. I will recommend this cottage to friends.

We thoroughly enjoyed our stay at Ty Ni in spite of dodgy weather. The house is spacious, stylish and well positioned for walking down to the New Quay beaches. It coped very well with our party of 14 people and 2 dogs. There was plenty of space to spread out and everyone loved the hot tub.
An absolutely beautiful house with everything and more you could wish for. The photos do not do the place justice ! There was plenty of space for 14 of us and two large dogs. The views across to the sea are spectacular and we were pleasantly surprised that it is only an 8 min walk to the beach a bit longer back uphill but anyone who knows New Quay will forgive that !

Just returned from a sunny week in Newquay. House was perfect , well equipped with everything you would need for a big family. Fully recommend this house. Only fault I could say is a lack of outside garden furniture, especially with this nice weather

The property is lovely and a great venue for a large family gathering. The beds are very comfortable. House warm and, despite size, cozy. Any issues were dealt with. The location is amazing although up a steep hill. Sufficient parking for at least 4 cars. Games room too cold to use while we were there but a good facility.

The house was absolutely amazing! It was perfect for our family, it was equipped with every electric appliance, cutlery, pots and pans etc! We was surprised with how many things you provide. Beautifully decorated, every room was clean. modern and lovely to stay in. Very comfy beds ! House was so big, spacious. The view from the bedroom was amazing, we definitely do not wake up to a sea view in Birmingham
