We have just returned after 4 nights at Green Acre. On pulling up to the cottage it looked very scruffy! Weeds all over, around the house and around hot tub area. Paint work peeling off the window sills. Inside the cottage in the living room there is a lovely window seat but sadly the view is totally obscured by a large bush. This needs cutting back as do other bushes. Blind broken in upstairs bedroom. Mugs chipped. Pillow protectors needed on all pillows. We had problems with the boiler. No hot water at one point & then intermittent. However, owner & Trevor the handyman tried to fix it. Hot water did come on
The property is in a beautiful location but is in need of some attention. Below is a list of things that we found disappointing, and for which we have photographs A broken door and a kitchen worktop in need of attention. Not enough knives for seven guests only five were provided meaning we had to drive 10 miles to the nearest shop to purchase additional ones. No key was found for the garage in the drawer where it was stated it would be kept. The BBQ was stored in the garage and was required for a chef we had booked for the Saturday evening. Pillows that are not fit for purpose. Stains on the single room mattress. A ripped mattress upstairs. Mould and a dirty roof in the conservatory. A bee infestation in the upstairs bathroom. The pub and shop are also quite a bit further away than stated in the property description.
We were lucky with the weather and the property was in a lovely position with good views and walks from the door. There was a for sale sign outside Green Acres and the place was a little unloved. It could of been cleaner but fine as dogs are accepted. The upstairs bedroom in the roof spaces had little headroom, we are not tall, and the blinds were broken, but it was comfortable enough and the bathroom was fine with plenty of hot water. The kitchen was adequate could of done with more cutlery and larger teapot also no corkscrew or bottle opener!! The conservatory was great a lovely space to relax. The garden was steep, as described, great for our dog, but not for the less able. The hottub took ages to warm up and was very chlorinated and difficult to open, at least 2 people required. All in all a good place but could be better.
Very nice property a little tired but that was only downside. Unfortunately one of the party had a nasty fall in the entrance due to a poorly designed entrance door frame that was not easily seen in the dark. On the second day another member of the party had a nasty fall on the drive, again in the dark and this resulted in the loss of two teeth, a badly grazed and bruised face, cracked knee cap and damaged ligament needing hospital treatment. I would suggest it is not suitable for disabled people, needs more adequate lighting outside and either a warning sign or some form of action taken regarding the front entrance?

Comfortable property and very responsive owner sorted an internet issue we raised almost immediately. Having stayed at multiple Sykes houses in different areas, the property is not 'five tick' standard in our opinion. Nearly every room had maintenance issues that, when resolved, would add to the overall experience. Bedrooms blinds broken in 3 out of 4. Bathroom shower downstairs too hot to use, bath upstairs stained. Kitchen oven knobs drawn on, fridge is a replacement, broken cabinet doors. Beds and seating areas very comfortable. Nice house overall, just needs a bit of love and attentionrepairs!

Lovely property. Perfect for two teenagers and us. Lovely spaces throughout the house to relax. Gorgeous area. Our dog adored the huge enclosed garden. We never saw her. Was a bit upset to find at least 30 cigarette butts all over the garden when we arrived and dried stale food near the bbq area. The bbq was also not clean. We cleaned these up quickly and it didnt affect our stay. Overall this is a lovely house to stay and explore the lakes. The information folder could maybe do with updating as there were two different paragraphs about what to do with the bins and we werent sure which was the correct info. Had a lovely and very friendly juvenile Robin visiting us when we were there and buzzards were spotted in the field opposite.
Green Acre is a great property. It had everything we needed and in a good location. The beds were comfortable and we would definitely book again.

We had a fabulous time at Green Acre, the house is lovely, hot tub was brilliant to enjoy and look out at the views! Lots of nature to enjoy and I would say a convenient location to explore The Lakes!
Greenacres is in a beautiful and private location, the house was as described, and adequate for 6 people, we had a few small issues that were dealt with asap by the owner and his team. I would say that a nice property, could become a fantastic place with a bit of investment and TLC. It may also be worth mentioning that the drive needs to be kept clear when approaching the property to enable the sensors to open the gates. Peter Blackwell February 2025
Beautiful property in a stunning location. Great base to explore the area from. Very comfy beds, hot tub is well maintained. The kitchen would benefit from a few extra items but nothing crucial. We would definitely come back. The dogs loved the garden too. Owners were very quick to reply on any queries

Beautiful location and what could be a beautiful property with some more TLC. Advert described fast WiFi, we couldnt get either tv to work with Netflix or Amazon prime internet kept crashing. The house was not the cleanest and everytime you used the shower you could smell drains. The dog from next door came through the hedge each day and left his mess on the patio for us to clean up! Overall needs a bit of attention.

So happy we have found Green Acre. A lovely property in a peaceful spot, ideal for exploring the southern Lakes. Suited us perfectly for a family gathering for five adults and two dogs. Would definitely return without hesitation.
No welcome pack as promised not even a pint of milk after a long journey! Strange smell when entering property solved with a plug in air freshener The lounge or conservatory could not accommodate 7 adults to sit comfortably together. Garden needs TLC Bins nearly full on arrival and found previous guests had not used black bags as requested! Overall a nice house and location but not a 5 star!
Took my Family as Birthday treat, Wife, three boys and 2 girlfriends, 2 dogs. 3 ample beds to fit the couples and a lovely single. Hot Tub, Barbecue, lounge conservatory Garden. So easily space to go and chill or gather. Blessed by excellent weather unusual according to locals as mostly raining leading up to our week. Dined in First evening and facilities able to cope with a large group cooking from scratch with ample seating courtesy of fine weather and Dining set in the Garden. All the young ones used hot tub at least 2 x a day and boy did they love it. Contacted owner on arrival as could not find key to garage info needs updating on welcome pack I was cheeky and asked for a recommendation on good Pub Grub and he didn't disappoint recommending Mason's arms which was a short drive away through some stunning scenery. Kids hooked up their x box simply don't ask me how and the availability of channels and networks was fantastic if you're not a reader. Red Deer, Rabbits, Grouse, Birds Nest in apex of house so entertainment from Cock and Hen coming and going, i even bought some bird seed. Cows in the field opposite and beautiful sunrise and sunsets. Well impressed as you can tell and this was our first foray into a cottage type holiday let. Will definitely visit again 5 Star for us.
Property was very nice, clean and comfortable. We had a couple of issues . The main electric gate was intermittent and frustrating as only . There was a smell of vomit emanating from the kitchen area, possibly the drains. We were not able to use the hot tub as it would not heat up, There were no clear instructions and the tub was showing Ffault codes. I messaged to ask for clearer details but unfortunately had no response. Otherwise we enjoyed the cottage, especially the log burner.

Lovely location in the Lake District with nice walks and views nearby. We enjoyed using this house as our base for the week. However, we would suggest that the property is a little tired and could do with a general update. Would have rated the house 3.5 stars if available!
The property is in a fabulous location, lovely views of the hills. There are 2 separate areas that both have sitting and dining facilities, which allows large familiesgroups the opportunity to enjoy multiple activities at the same time. The hot tub is kept immaculately clean and in a great position. The owner provided a contact number on arrival and sorted out a minor issue immediately for us. Only point to mention is the information stated the upstairs bedroom would be made up as a super king unless twins were requested, however when we arrived it was set up as twin beds we would have preferred a super king, so maybe ensure you request your preference either way before you visit.

Easy to find from postcode and address. In a super nice area full of amazing views and walking trails. Favourite part was chilling in the hot tub and being able to see the countryside super peaceful. House was beautiful and even though there was 7 of us we all had our own space on the property to relax.

Lovely property with so much potential. Worked well for our family of 6 with our dogs for my daughters 21st and all getting together to celebrate. The accommodation worked so well with the sleeping arrangements and two sitting areas. The garden was great for the dogs and secure whilst they ran and played. It was great to have two working TV's with good access to netflix etc. Great location to walk dogs from the door and travel into the southern lakes. Beautiful panoramic views with a large patio area. We would definitely use this as a base for our yearly get togethers with the family again. It was disappointing that wood was not supplied for the log burners and we believe the owner is addressing this. With a few tweaks we would have given this place 5 it just needs a few minor issues ironing out first. We thoroughly enjoyed our week at Greenacre.
This was one of the best Holiday Cottages we have ever stayed in. It had everything needed for a weeks very happy holiday. I'm sure we will return if we can.
We had a great stay, albeit too short. The location is great and the views spectacular. We did a few nice walks right from the cottage. A big thank you for sorting out a few little issues we had so quickly for us, particularly over the Easter weekend. Would definitely recommend staying here.
Cottage is situated in a beautiful location with outstanding views, and walks from the door. It is convenient to get to from the motorway and main roads, and a godd place to stay if you want to access Lake Windermere without the crowds of Bowness and Windermere. House is cosy, the beds are comfortable, the conservatory making a good family day room. Minor niggles could have done with better lighting and a softer armchair in the dining living room not easy to seat 4 adults comfortably in the evening and a teapot and cafetiere would have been good. But this didn't really detract from what was a lovely stay.

It was a lovely cottage with great views very quiet and secluded and with easy access to a wide area of the Lake District. Great for families.

The electric gates are slightly unreliable. Sometimes they didnt open or close fully so if you have dogchildren they need checking after use. The woods and fells behind the house seem to be well populated by tics, we had to remove several from various parts of our bodies and the dog during the stay so you need to check after walking there. Wasnt a problem for us as we are used to this but inexperienced walkers may not be aware. The house is almost directly under the flight path for the RAF low flying exercises which from our point of view was a great bonus, but those of a nervous disposition might find it a worry We were treated to quite a few fighter jets, a Hercules helicopter and a formation of Osprey VTOL planes as the weather was ideal all week. Although the house is quite close to the main road there was very little traffic noise and the view from the top of the garden is very nice.
Green Acre is the perfect pick for break with a small group. We had a great weeks holiday with family including 1 grandparent, 4 middle aged adults, one 5 year old plus a small dog. The freedom of 2 eating areas and televisions means you're not living on top of each other and can enjoy the whole cottage together. The patio area and gardens are brilliant with loads of room for adventures and relaxation. Having never stayed in the south lakes usually stopping at Keswick we were very impressed with the cottage and surroundings and cant wait to return. Thank you Sami for a lovely holiday!

Maybe a hot tub would have completed the experience as it is very conducive to having one. There's only one thing that requires attention the massive couch in the conservatory gave everyone an itch even after our shower. Overall, it's a place we would like to go back to in the future.
